Position Description:

• Install, diagnose, maintain, calibrate and repair electronic and pneumatic control devices used to control HVAC systems, campus lighting control systems and equipment including but not limited to BACnet devices, LON, Tridium / Niagara controllers, receiver controllers, relay switches, freeze-stats, pneumatic/electric switches, control cabinets, thermostats, and sensors.
• Utilize a computer workstation or portable terminal to command points, evaluate programs, backup, and update changes to the software programs.
• Interpret, modify, and write software programs to control HVAC systems, campus lighting systems, remote card reader access.
• Operate and maintain Building Automation System (BAS), assist with design and build systems graphics, monitor and interpret data, and make necessary adjustments to provide a comfortable environment.
• Install low voltage control wiring from field control panels to end devices on BAS network and equipment.
• Inspect control systems, perform preventive maintenance and diagnose emergency repairs.
• Inspect and maintain cleanliness of room air distribution systems, (i.e. fan terminal units, vav units, supply and return registers).
• Assist with ongoing preventative maintenance program of all heating, ventilation and air-conditioning equipment. Perform preventative maintenance activities on Direct Digital Control (DDC), campus lighting systems and pneumatic control equipment.
• Responsible for the proper control of all heating, ventilation and air conditioning equipment.
• Operate and maintain air handling equipment and related components, (i.e. filters, motors, coils, dampers etc.)
• Read and interpret meters and gauges. Read and interpret blueprints, schematics, and diagrams related to HVAC control systems.
• Maintain cleanliness of work and storage areas, mechanical rooms and tools used in the performance of job duties.
• Utilize computer service maintenance software program to document services provided on campus systems, equipment and customer service calls.
• Perform other related activities as assigned by the Manager of Mechanical and Electrical Systems.

Minimum Qualifications:

Minimum Qualifications:
• Minimum of forty-five 45 credit hours in HVAC coursework including relevant programming language; HVAC certificate plus programming instruction; or equivalent education in HVAC including software programming. Associate degree in HVAC control system programming preferred.
• Two (2) years successful work experience installing, repairing, maintaining and programming electronic and pneumatic temperature control devices.
• Confined space certification, or ability to obtain and maintain certification within six months of hire
• Knowledge and experience in the operation, maintenance and troubleshooting of Heating, Ventilation and Air-Conditioning (HVAC) equipment
• Understanding and practical experience using Digital Multi-Meter (DMM) and controls calibration and testing tools.
• Knowledge and experience writing and modifying building automation software control language, Siemens (PPCL) and/or Honeywell are preferred.
• Ability to read, write and interpret written instructions. Skills evaluation may be required as part of interview.
• Ability to read and interpret construction documents, schematic drawings, and diagrams of HVAC systems and controls.
• Ability to read and interpret meters and gauges.
• Ability to troubleshoot, repair, calibrate and replace electronic and pneumatic controls and associated devices.
• Ability to walk up stairs, climb a ladder to a height of 15 feet, work on personnel platform lift, and lift 60 pounds to a height of at least three (3) feet above floor level.
• Ability to use a computer and knowledge of spreadsheets, databases, email and word processing application software.
• Ability to travel from building to building and from floor to floor in multiple level buildings as well as work in confined, concealed, hot, cold and noisy environments
• Possess a valid Michigan Driver’s license.
• Ability to accept temporary shift changes with minimum notice
• Must be able to work in conditions that include dust, mold and a wide variety of chemicals
• Comply with standardized work instructions and personal protection equipment (PPE) requirements,
• Self-motivated and capable of working independently and as a member of a team.
